The Tenant Eviction Search is sourced from one of the largest tenant eviction databases in the U.S.
The combined database displays money judgments, possession-only judgments, skips and property damage claims.
Be aware however that not all landlords report their evictions; the tenant credit report will assist you in this matter as most delinquent tenants have poor credit histories and they will not list the address that they have been evicted from on their rental application.So a previous address on the tenant credit report that is not listed on the rental application is a red flag and that should warrant an explanation from the prospective tenant.
In this instance you may wish to ask for a previous landlord in addition to the current one and then make inquires. i.e. would you rent to this person again?
This kind of tenant screening minimizes risk and reduces income loss.
