Tenant Credit Report
If you are a property manager with more than 10 properties, then chances are you will want to use TransUnion Credit Bureau for the tenant credit report.
- If you run your business from a home office, then an annual site inspection required which is an annual cost of $60.00 and your home office needs to meet certain criteria e.g.
- separate room/office in residence with locking door
- locking file cabinet for tenant files
- shredder
- password protected computer
- If you run your business from a commercial location, then a one-time-only site inspection required.
- You order credit reports and pay for them (tip: many property managers opt for the other option because Tenant pays).
- This is ideally the Large business option.
- Some paperwork needed, as follows:
- Clear copy of your valid Driver's License or Passport
- Letter of Intent on your company letterhead dated and signed
- Phone bill addressed to your business name at the business address
- Copy of a valid Business License (if applicable)
- Articles of Incorporation for incorporated companies
If your business is less than a year old, then you must also provide 2 of the following:
- Copy of a utility bill in the business name at the business address
- Copy of lease or proof of property ownership by the business at the business address
- Copy of business bank statement addressed to the applicant at the business address
- Proof of commercial insurance for the business
